A long-standing client approached Ernshaw to manage and deliver the full rip out and renovation of two floors of an office and residential block near Leytonstone Station.

The location of this property made it the ideal space for offices, and as a result the client wanted to offer an attractive and versatile property for businesses to utilise.

The challenge

The biggest challenge with this project was the fact that it was time sensitive. There was a strict timeline which Ernshaw had to adhere to, therefore completing each stage efficiently was of the upmost importance.

The client needed a quick turnaround to ensure that there was minimal disruption to the other occupants within the building.

The property was split over multiple floors, including a vacated NHS clinic on the bottom floor which had been fitted out for a healthcare setting.

The solution

In order to keep within the required timescale, Ernshaw employed multiple different teams at any given time to ensure that works were as streamlined as possible.

The previous NHS clinic on the ground floor was completely gutted and stripped back to its shell, before being transformed into a modern, open plan workspace ready for the next tenant to put its stamp on.

The fourth floor is separated into two individual offices. At the start of the project, each office was divided up into multiple workspaces and rooms. In order to revamp the space and ready it for new tenants, Ernshaw stripped both office areas back to their shell to create an open plan layout in each of the offices’ spaces.

This resulted in two attractive, open plan areas which allowed the new tenants to divide into layouts which best suited their needs.
